今天有空，接着写在房地产经营中的人和事。
前段时间，我们决定卖掉老墨多的城市一康斗。但在这城市卖房时，需要通过这城市的检查，并出具合规证(Certificate of Compliance) 才能过户。以前南加州很多城市卖房都会要这样的合规证，但麻烦的是所在城市出了合规证，在某种程度上为房子背书了，出现问题时很容易被买家提告，现在大部分城市过户都不要合规证了，只有少数比较穷的城市仍要求，可能是想用检查费来挣点收入。这个康斗放到市场上很快就有人全现金出价，双方以同意价格进escrow，准备三十天过户。随后交钱申请城市来检查，几天后检查员做了检查，给了报告，里外有十个毛病要纠正或修理，立刻照做，第二次来检查，仍有一个毛病，说修好后，照张相给他就行。但这次检查节外生枝，发现那三个浴室重新装修了，说要申请permit才行。这时已经离过户时间只有5天了，当天就上网填permit申请，但需要画工程示意图，打电话问画图的建筑师，说至少要两天时间，收费1500，觉得有点离谱。谋事在人，想想还是自己去试试吧，一看下班之前还能赶到那城市规划部，就马上开车过去，将申请表和申请费交了，并说明情况，那接待的白人工程师真不错，说图你可以在这现画，有问题他会指导我，赶鸭子上阵，用了30分钟总算画出来了，那工程师立即盖章批准，只是不好意思耽误了一会他下班时间，我却省了1500块。第二天拿到合规证，这笔交易得以按原计划完成。
我们有个老墨租客，一家人就女婿信用好，就用女婿及老墨名义租了我们房一年。到7个月时，女婿说，他跟老墨女儿要离婚，己经搬走，要求将他的名字从租房合约中去掉，我们没同意，但说可以终止合约，且老墨一家必须全部搬走。第8个月时，老墨只交了一半房租，我们立刻发3天通知，女婿很紧张，怕坏信用，马上将剩下一半房租交上，到月底老墨一家按要求全部搬走了，只是觉得这女婿要离婚了怎么还有能耐叫全家都搬走。其实这种情况，我们以前也碰到过，妈妈和女儿一起租房，女儿是军人，信用好，后来女儿说要搬到别的地方，将她的名字从租房合约中撤掉，我们好心同意了，但从此妈妈交房租总是拖欠，且找这事那事，让我们头痛不已。
我们有个用了几年的老墨汗滴(Handyman)，是我们一个出租房的邻居。汗滴干活认真，出的活非常好，从不顺手牵羊，这个应是珍稀品，因碰到的汗滴绝大多数都会顺手牵羊。只是这哥们干活太慢，别人要两个星期的装修，他却要四个星期，但干出的活非常漂亮，只是出租房大部分却用不着。前段时间，他及他表弟帮我们清理一阁楼及装隔板，原说3天就干好，结果干了9天，我们毎天中午给他们送中餐，两个家伙高兴的不得了，说中餐实在是太好吃了，我们跟他们玩笑说，你们工期拖这么长是不是为了多吃几次中餐？可不能按时交工却把我们给急坏了。

If I could give this seller one star, I would. I ordered a 5.5 in women’s and received a 11 in men’s two months later. Very upset. The seller has not given me a refund but has only said he will give me a “big discount on the next order”.

I have a real pair of these in white with gold leather, I purchased a white pair with black leather from this seller and they were the same exact shoe. I will continue to purchase from this seller. Not a perfect shoe, but perfect for the $40-$55 you’ll pay. They are lighter in weight than I’d prefer, and there are minor issues in the small details, but what do you expect when you’re buying a Jordan that’s not a Jordan?🤷🏾♀️🤷🏾♀️🤷🏾♀️ My guy says they’re a decent replica, and “acceptable with loose fitting jeans.” Also, if you google the actual “Back Like 45” sure, you will see that the Jumpman on either side is actually accurate.
